WE OFFER NON-EXCLUSIVE COMPLETE ASSISTANCE
We help you defray ownership costs by assisting you generate rental income. We employ a multi-faceted marketing program to find high quality responsible renters who want to enjoy vacationing at your luxury vacation condominium or villa. We work for you on a non-exclusive basis to manage the entire rental process from start to finish. You are free to generate your own leads, and use other services or agents to help you generate rental income. We want you to be satisfied with our service and us with your cooperation, so although we memorialize our respective expectations in a written agreement, we are each free to terminate our relationship at any time with specific notice. OUR SATISFIED PROPERTY OWNER/CLIENTS AGREE THAT THE BEST FEATURE OF OUR PROFESSIONAL SERVICE IS THAT YOU RECEIVE YOUR NET PROCEEDS CHECK 55-25 DAYS BEFORE THE RENTAL OCCURS!
WE CAN MANAGE THE ENTIRE RENTAL PROCESS AND PAPERWORK
Once we identify potential renters, we handle the screening, application, payment, damage deposit check-in and out process with our private concierges. We can offer a negotiated flat fee to be paid to the property Owner for weekly low, high and holiday season rentals, earning the excess as our commission. Under this arrangement, the property Owner knows exactly what s/he will net for each week the home is rented throughout the year.
Under our other method, we negotiate minimum rental rates based on the market rates of comparable homes that we mutually agree upon each season and our company gets a percentage of the weekly rent as a commission and a bonus for securing premium rental rates in excess of the established minimum. No matter the commission formula, for each rental, we also offer a greeter/inventory check service that makes guests feel welcome and protects your valuable assets.
WE PROVIDE BI-LINGUAL PRIVATE CONCIERGE SERVICE TO CHECK GUESTS IN/OUT AND REVIEW INVENTORY LISTS TO PROTECT YOUR PROPERTY
Our cadre of professionally trained and screened bi-lingual assistants is known for their professionalism. They meet guests the day of their arrival, help them get situated and orient them with the condo and the building’s facilities. Most importantly to property Owners, they review an inventory list of your home’s contents at the beginning and end of each rental to make sure that all is in order. The property Owner pays a portion of this fee which is deducted from the gross rent.
OTHER SERVICES
“Concierge service”
We provide multiple services aimed at being your “right hand person” in Vallarta to help set up your home, meet and supervise repairmen, decorators and/or other service providers. We also can arrange for utility connections (internet, phone blocks, phone service, cable etc.), construction oversight by licensed architects and other renovation assistance.
We also serve as a resource for referrals to Vallarta’s best service providers to take care of your property’s needs not provided by the building management company. We know who is good, professional, reliable and performs good work. We can also assist with shopping, errands, special arrangements for guests or Owners celebrating a special occasion during their stay, including for example, purchasing flowers and special gifts, arranging restaurant reservations in advance, employing a personal chef’s services for daily or special occasion dining etc.
We charge a service fee of our assistance depending upon time and resources involved. Our goal is to help you manage your property which alleviates unnecessary travel to Vallarta to attend to details of ownership. “We are your “legs in Nuevo Vallarta!”®.
